Awesome. So, everybody, this is my good friend, Cory Carter. He is the co-founder of Hindsight Hacking Media did I get it right? Hindsight hacking media.

Awesome. Awesome. Well, thank you for being here. And Cory and I met a while ago, I think as the pandemic started, everybody in business startups and what have you, everybody was like scrounging around looking for things to do, especially online. And we met in Brian Delaney. I think it was Brian Delaney, his Facebook group, a huge group learning about, you know, marketing and digital media in general, seeing what's new and the latest and greatest. So Corey, thank you for being here. We're gonna have some fun in the next half hour or so.

Yeah, yeah. So I get to switch things up with you and get a hangout and ask you questions instead, instead of the other way around. So if anybody saw the title role reversal, I get a good interview Lance a little bit because as we met Lance and got to know each other, I had so many questions in regards to what you do, and why people search you out and utilize someone in your role. And it's just so fascinating that everybody doesn't do it. Like why would anybody buy a franchise? Or get involved in that kind of business? If they don't have someone on their side, like yourself, Lance? So this was the perfect opportunity for me to get and ask a few questions. And in the mind of somebody that would be is looking, and has no idea what to do. Like right here. We need to get to know a lance and figure out what's going on. So first and foremost, thanks for having me. Is anybody out there listening, watching? I hope you're doing amazing. And I hope you get the most out of this and enjoy it. But Lance, my first question. Who are you? How did you get into franchising? Like, I mean, that's an interesting business to be in. And I just How did you end up there?

Yeah, you know, I think like a lot of people, I mean, look, my brother knew at a young age, that he was going to be a veterinarian, probably knew when he was seven, and he became a veterinarian. It seems that other than my brother, most people end up anticipating doing one thing and end up doing something quite different. I tell people on my podcast a lot, we talk about how people become entrepreneurs, is it nature? Or is it nurturing something environmental? So the answer to that question, I thought I was gonna work on Wall Street for dad in the family business, so to speak. He was a partner in a large over-the-counter trading house and did it throughout the summers. And at some point, I realized there might be something a little more exciting for me. Although it would have been an incredible living. I wanted to do something else. I ended up in the restaurant business and Uncle Steven put me in business with him at TGI Fridays, I moved across the country and join him in Arizona. And I started really learning at that point what a franchise was, and then eventually went on to become a franchisee of Wingstop. And I was a partner in a multi-state Krispy Kreme franchise and so again, franchising, franchising, franchising, well when I fell into restaurants, I started doing a lot of restaurant consulting and enjoyed it and did well with that. And then from there a lot of the franchise brands, what do you think they asked me, Cory, do you know anything about franchise development franchise sales? And sure, I mean, you know, what, what do you typically answer when you're the consummate entrepreneur? Sure, you'll figure it out if you don't, but I was like, how hard can that be? I'm doing the hard stuff. I'm doing the operation. as consultants, so I did some research and started helping people with franchise sales, and franchise development. And then all of these years later, I'm 55. Now all these years later, I joined a large brokerage, Fran serve as one of my main brokers who incredible organization. Hi, Alicia, if you're watching, she's the CEO and founder of that. And I now represent over 700 brands in every category imaginable. And as a broker, it's the best job best career choice ever. I can be anywhere right now, it doesn't matter where as long as I have an internet connection, I don't have to go visit anybody. And I help find people their perfect business. And I shocked the heck out of people every day. And we can tell you, I can tell you stories all day, we don't have enough time for all of them. But that's a long story long for you. That's how I got into

Perfect. Alright, so, you know, you accidentally fell into franchising after making your way from Wall Street through owning your own business. And, and so just as a quick note, right, like you ended up owning a business as part of the franchise, like how did you make the first decision to be involved in a franchise versus just go and creating your own thing? Like, what led you to that path?

Yeah, well, when I was at TGI Fridays, okay, so let's back up. I had two grandfathers that were both entrepreneurs. One is on the real estate side as a real estate attorney, you know, playing real-life monopoly, buying buildings for himself, clients, etc. And then my other grandfather, who nobody could understand from Poland, Grandpa busy, always seemed to be angry all the time. But it was a super-smart carpenter in the old country, who came to the US and eventually opened a little supermarket, a little Bodega on the corner, that eventually became a chain of supermarkets. So I got to see how hard it was doing all of it yourself, not really having any support, not having any real deep bench strength, so to speak, when My other uncle fast forward many years did TGI Fridays, I saw all of the levels of support that you have, you know, all of the r&d, the research and development that goes into the menu and menu, seasonal menu changes and updates and marketing and purchasing, and all of these things that go on. So I realized that you know, I think a franchise is something that I'm really interested in. And at the time quarry, I was only focused on restaurants. I was narrow-minded, but quite honestly, that's how a lot of my clients are, they're very, they're thinking so small, right down the pike it whatever their experiences are, and the true reality and value of franchising are taking skills, that you develop doing something, and you can easily transfer those skills to doing something else. At the end of the day, it is just about making money for everybody, because money gives people freedom and the ability to really do what they want, you want to start a charitable foundation. It doesn't have to be your full-time career, you know, but make the money so you can spend the time doing that and whatever your real passion might be.

Right? Yeah, I mean, it's it, having the support, especially coming from a cynical angle here for a second, having on paper is always exactly what you need. But then there are so many of us that know exactly a better way than the franchisor. Because I've seen it on both sides working in also the restaurant industry for over 20 years before I ended up where I'm at. And I've been working with the franchisee side, and he's, you know, going against the grain and wants to do things his own way, even though he signed the contract with the name on the door. And then I've gotten I've been on the franchisor side where they're just asking ridiculous things and trying to hold people accountable. But yet on the corporate side, they don't even hold themselves accountable. And so there's kind of those both things. So on paper, having a franchisor and the support and the training and all that stuff is exactly what I think everyone needs. So how do you go out and teach and talk to those that are like me, they're like, Well, what about these horrible franchisors out there? And how do you get us past the knowledge? Just do it myself? Because I don't want to have to deal with that.

Yeah, I'm laughing. I'm laughing because franchising and selecting a franchise is almost like picking a spouse. Because when you think of all the crazy people you had a date before you figured it out, and I'll speak for myself. You know, there are a lot of similarities. You know, we date a lot of people to figure out who it is our perfect wife and I finally found that after all these years, so franchise icing is not too different. There's sort of a dating process when I introduce candidates’ clients to a brand. After I've presented several brands, they get excited and say, Lance, introduce me. It's like a first date, it's a coffee date, it's like, get to know you. But let me kind of jump out for one second here that really directly answer your comment, which is, that you got to find the right franchise. And that is exactly why I exist. I Am your advocate, I work for you for free. Unlike real estate, see real estate, you can avoid a real estate agent and not pay the commission. Right? In my world, there is a misconception that you're going to the bottom line is the franchise fees, the franchise fee, whether you use me or not, you know, you don't pay anything for my services. So that is incredible. I am your free advocate, I insulate you from 800 different phone calls, and email addresses of you every time you inquire about any particular brand, you might be interested in online. Someone's gonna call you someone's attached to that lead, and they're gonna call you till death do us part, so to speak. So the bottom line is, by using me, you have the luxury of being insulated from all of that, and I get to learn who you are, I have a free assessment I just posted in our group today, it's on my website at Ion franchising.com. It's a free assessment. And it helps me understand based on your mindset, skillset life experiences, what franchises businesses, and what industries are best for you. And then I take you through what I call the what, what is your what, what is your investment level? What is your role? What are your goals? What are your lifestyle choices that are supporting this business? You know, do you want weekends off? Do you never want to work nights, there are certain businesses out of all these hundreds of businesses that I match you up with when we start filtering through, and it's okay to have a couple of dates. Eventually, I will find you your perfect business. And what's incredible is I hear all the time, I was on with a couple recently on a zoom call. And she said she said to me, I told my husband that you were crazy after the first call. I don't know what kind of business this guy's going to find us. But he makes it sound so easy. Well, guess what it was? It was one of the first businesses I showed him. And Cory here's the magic. The magic is that probably 95% of the people I successfully find a franchise for admitting that they would never have found this business on their own. There's no way there's you can't do all those Google searches between you know, 1000s of opportunities. So that's the fun for me is delivering to people, the best business for them.

Yeah, love it. I love that you brought up the real estate agent comparison. Because most of us have utilized anybody that owns a home or have owned a home, we've utilized the real estate agent and had a good experience or bad experience doesn't matter. The experience, the part of the experience is the same is we pay that commission. And it might be 3%. It might be 2%. It might be a friend of the family and you get it for 1% Whatever it might be. There's still that commission that we pay, you know, and that always bothers me when I've done the research and I'm like I'm on Zillow going through all the homes, and like this is exactly what I want. Go find me this right. And that real estate agent does barely anything, but I still pay that 2% Right. And so a person that's looking to invest, they could say, Oh, I like this brand, and do the research and go directly to a brand but they won't know that behind the scenes, right? If there because there's this get those get the sales pitch, which is always Trump's smoke, you know, cherries and roses and all that right?

No, that's exactly right. I'll give you an example. I just got off a call with a great gentleman or a Lambo. Very smart guy, a financial services executive, very successful real estate investor. And based on his background, I was showing him you know, there was a cultural fit too. It's not just the brand and the performance of the brand and we can talk about that in a minute. You know, the item 19 The validation, there's no mystery there's not really a mystery at all with franchising. Franchising is regulated by the federal government. It's certainly a safer bet than starting your own thing when you're doing your own thing, you're truly in business for yourself. And completely by yourself. Franchising is the exact opposite. I think it was Ray Kroc, that originally coined the phrase a long time ago, in business for yourself, but not by yourself. That's franchising. You have the ultimate support. So the gentleman or Orlando, as I'm talking to him, I'm thinking of friends of mine that own a couple of franchise brands. incredibly successful. They have call centers that handle all the incoming and outgoing outbound calls for their home services brands. They have a whole marketing company that they own, that's incredible. They can net they're never satisfied with marketing, they're even helping with recruiting. They do it all for you. And it's designed, their companies are designed for practically absentee ownership, which is what this gentleman wants. So depending on whether you're going to be on one end of the spectrum, and owner-operator, great clips, franchises, great, great clips, hair salons, fast signs, or two brands that come to mind, where you have to be an owner-operator, they want you involved, essentially full time in the business. Well, so many people don't want that. And you know, they want to hire a manager. So depending on whatever you want, I have plenty of brands for everybody.

Nice. So you have lots of brands, and based on my history, right? As I might know, I've been in the restaurant industry, I might. So my first thought would be I can own a restaurant and operate it well, right. Like I could do that. That's the skill set that has been out there. But if my passion goes a little bit somewhere else through the process, you'll be able to find and obviously, I can't go do great clips, I'm probably not going to be the best hairstyle stylist. But there's going to be other things that you think about and that you can discover. Even if I don't know it yet, before talking to you, you might be able to discover like, Hey, you want weekends off. And you have this other skill set that we haven't you know, barely touched on.

Like you have other options that won't be necessarily a restaurant for someone like me 100% I have franchises in every single niche, every single industry niche that people don't even know exists. Pet franchises, pet franchises, for example, exploding. Unbelievable, whether it's mobile dog grooming or dog training, a cat hotel, I mean, you name it, I have franchises in every category, absolutely imaginable. And you talk about following your passion. I talked to a gentleman yesterday who is a referral. He is from Australia originally. And he does property management. Now he saved quite a bit of money invested right. And he loves sailing, He loves being on the water. He's actually a yacht captain. He was doing that for a period of time, full time. He's like, Lance, what business can I do using my skills that I could have weekends off? If I choose to go sailing for the whole weekend? If that's the case, can I do that? Absolutely. 100%. So it's not about finding him a sailing franchise. It's about giving him the opportunity to do a business that he enjoys. He's a people person. He's got great skill sets and good leadership skills. Obviously, he's a yacht captain. He's used to having a staff and these beautiful yachts that he's run, going to the Bahamas, and all the trips he's told me about. So yeah, and look, going back to what you said earlier. There is a tremendous amount of value in working with me as a franchise consultant if you don't mind if I don't mind saying so myself, as a franchise broker, franchise consultant, and in real estate. Look their people I know somebody that sold a house not too long ago, and had a cash offer, they avoided using a real estate agent and they saved a ton of money on commissions. Doesn't matter. I'm free. You don't pay the commission. It doesn't matter whether you use me or not. It's a different situation. So you will absolutely get value because I want you to be happy I treat everyone like they're my brother, my sister. I don't know if that's good or not.

Good. Right? It depends. Depends on who I was not ISIS brother. So luckily, if, if it's like my kids are to each other, then that's good. But if it's like I was to my sister, I don't know if you're the right guy. So with someone like me, I want to franchise I have no idea what I'd want. I don't even know the timing. What am I? What if I'm like, I don't believe I should do or I'm ready to do anything for five years. Do I still come to you and start that process? Or, or should I be closer to the one-year mark to get going with something like that?

Yeah, you know what I always say if you have an inkling that you want to be your own boss, and if you're not even sure whether it's tomorrow or five years from now, definitely get on a call with me. I'm happy to speak with you. Not everybody in my profession would want to take that call. I do it all the time. Katie, Katie, if you're listening, congratulations, Katie just got a franchise through me. Katie and I have been talking for more than two years. It's probably closer to three years. Katie's a professional, she's actually a nurse and an attorney. different phases of her life weren’t sure she was a hospice nurse not too long ago, very recently, they have quite a few kids at home, a lot of sports going on. So when we first had a conversation two and a half years ago, I mean, you can imagine the first step, I have to establish some sort of rapport, establish some sort of trust. I always tell people in our process, to trust the process. You don't pay me anything. You're not on that slide with your credit card. I just become your trusted advisor. I have to prove to you that I know what I'm talking about. And they did get Katie and her husband to get introduced to quite a few brands, but they just weren't ready. And that's okay. And we paused and we started again. And we paused. And not too long ago I sent Katie a text Hey, just wanted to say hi. And she said oh my gosh, we were just talking about you. Can we have a phone call? I think we're ready. And boom, and boom, I got him a low-cost brand low investment brand. My friend Leone's brand is called positivity. And closet. tivity is the ultimate artificial intelligence that gives you the ability to take great pictures of closets and show people while you're standing in their closet. You know, the good, better, and best scenario as to what we can do to revamp this closet. They're not worried about supply chain issues. Everything's manufactured in the US. So closetivity Leo's brand is just killing it. They're just doing so well. A good friend of mine also bought one too, who's a consultant my friend Veronica, so hot brand and Katie didn't know it existed and now she's a franchisee

Yeah, I've never heard of that one. And I need a closet. I need to do a closet.

I'll do a check. I'll write it down.

I know. Yeah, just finished the basement have a closet ready to add in some shelves and all the fun stuff. So loving, closeted it I'm checking after. Alright, so what is something like positivity cost? Cuz you've got the franchise fee? You've got? Do you have a force for wall building?

Lance  22:26

No, that's a great question. That's a great question. There's so when people come to me, we start off with what is your desire. And we'll talk about Katie but I had another friend from high school that called me and he was a big business guy super successful and ran a large company that everybody out there knows I'm not going to tell you the name of it and did incredibly well. And he came to me and he said, I want something home-based. I prefer b2b business to business. I prefer a few employees less than five. He had very specific ideas. And by the way, that's what he got. He got exactly what he asked for. Took a while we had some things we looked at that were resales on the market, what have you. But you know, what I do initially on the intake is to understand really what people want and what they don't want based on their experiences. And it's okay if it changes and it will change on occasion. To answer your question about like closeted it specifically, that was a home base brand. You don't need any brick-and-mortar, a low-cost brand. All in I think it was about it was under $80,000 for a few territories as well. So she owns her market in Michigan. And there's always financing available for all the great brands that are most of them are a lot of them. I should say there's financing available. There's typical Small Business Administration or SBA financing. Typically with SBA financing, you put down the most you'll put down as 25% on a loan, in Katie's case, positivity was doing a little bit of in-house financing. So she literally just put down 50,000 And she was off to the races. I had a young lady Hi, Leanne, if you're listening, Leanne got a Leann did a conventional loan on a deal with one of my great finance guys owl who was on my podcast not too long ago, and Leanne got it was a $40,000 loan to do a home base Kids franchise so she can quit her job at a school that was miserable, a terrible experience she was having at that particular school through the pandemic. And $40,000 She got with zero down to work out of her house and she's enjoying the heck out of it. So in fact, I'm gonna have her on here at some point soon. by nobody.

Don't tell her Okay, that's better. try to reverse. Alright, so, so there are so many ways for you to help somebody really if you're like me, and I don't know the direction you want, or the timing or any of that, I just need to find you fill out the intake form or the assessment, right?

And the assessments are optional. The Ascent assessment is helpful for me. But as long as I've been doing it, sometimes I learned things about you. I didn't know. Have you ever watched the silly show the bachelor or the Bachelorette, whatever that TV show is my wife watches me make and I actually like it?

Cory Carter  25:33

You as I say she makes you do it. But I doubt it. I think it's the other way around. Like you're watching that show the bachelorette right or Bachelor.

I like this silly show. It's funny. It's fun TV, whether it's really true or not. But everybody that goes on The Bachelor talks about being vulnerable. being real, the more people keep it real to me and tell me the truth. Some people have their walls up. And that's another expression here on The Bachelor, get your walls down, your walls are up. You know, the more people tell me what they're feeling, the easier it is for me to really understand what they're looking for and what they're not looking for. And here's the message. And I can't be clearer on this. Statistically, 65%, as much as 70% of America at any one time want to be their own boss, and most won't ever act on it, because they have no idea where to start? Well, I definitely am one of the best people to start with, because I have brands that you can start with zero down. I have brands all in that just cost 25,000. And I have brands that are way up there. Millions of dollars, depending on you know, restaurants and territories and what have you. But I absolutely have multiple brands for everyone. So there is no harm in reaching out. Even if it's a five-year plan. I'm happy to help everyone.

Love it. And I think one other piece that kind of lends to that credibility is yes, you were a franchise owner at Wingstop. And that's kind of you started that down that path, but you still own right, like you're still involved in, in the other side of the coin, right? Like, it's not like you're just selling brands now or just, you know, you're that middleman trying to find all the best, you know, partnerships between a new franchisee, and the franchisor. But you're also in that realm. You also Yeah,

I still, don't talk about that often. But I have pieces of the action of different things out there food concepts, and mostly food concepts and restaurant concepts. Still, I help people on a regular basis with their brands, I get called recently by what I call a heritage brand, a brand that's been around 50 years. The family has corporate stores. And they're all they have is one franchise, they've never advertised, there's energy, you have to be ready to establish that culture of, you know, keep that culture alive, so to speak within a franchise company. And they call me like, What do we have these really successful restaurants that are averaging over $2 million. You know, you got somebody that wants to take it across the country and has the energy because we're done. We have all these corporate stories, we're making great money, we own the land, you know, so everybody has different goals. You know, not everybody needs to have a billion dollars. Some people are happy just making $300,000 a year. And that's plenty. So I help everybody one of my leads, I got one time, it's funny, he's worth a couple 100 million dollars. Turns out somebody that my dad used to do some business with back in New York, he did IPOs initial public offerings. And it turned out he was a master franchisee in Canada for several brands. And he wants to help his sons with some brands in Chicago. So, you know, doesn't matter what you're worth, I can help you find a brand that is suitable for you. And just like a house when people go to buy their first house, you can't everybody, not everybody can buy a 5000 6000 square foot house as their first house. It's okay to have a 1200-square-foot house as your first house. So just like you buy a starter house, you can buy a starter business and grow into another business when you're ready.

Love it. Alright. So it's important that for me if I was to use a franchise broker, like yourself, like, just understanding that you're you do the whole aspect, right? Because I just I'm thinking about if somebody was a franchise broker, and they've never owned a business and they, you know, like, I don't know if I would trust that. I don't know if I would, I wouldn't be able to want to use them going forward. But then that other piece, like on your website, it says You have over 750 brands that you work with, you know, tell me a little bit about that. And it's not even limited to that. If I understand Chrono, that's just kind of some of the set ones that are out there.

Yeah, I'm always adding brands and cultivating new brands, I've had quite a few people recently ask me about the Med Spa space. And while I have several great med spas, I don't have all of them. So I go out and create those new relationships. And when people understand my resume at various franchisors, they're like, Oh, we would be happy for you to, you know, refer our brand or sell our brand, so to speak. And that's really what I have is just a referral source. But you know, within the 750 brands, I mean, if you think of the categories, there are probably 25 major categories like Automotive is a category in and of itself, food and beverage, a category in and of itself, Senior Care, everything related to senior care, home, home health, it's really companion care. It's really called home care today. Unfortunately, my dad passed a couple of years ago. And you know, when he was bedridden, we needed help from mom and the house, I flew to New York to help but mom had to hire home care agencies, and those are very popular in the franchise space. And it's a business that is projected to grow. You know, we call that hockey stick growth. It's projected to grow straight up for the next 35 years because every day another 10,000 People turn 65. You know, we're era we're, thankfully we're living longer. So depending on people's risk tolerance, I direct them to industries that are safe. So I like the restaurant business, how safe is that? Do most people hear that restaurant businesses and so safe? Well, it's safe when you get to the right brand, and you operate things correctly. If you don't operate the business correctly and don't follow the system. It's hard to be successful. So but yeah, I just want to assure you, I mean, on my website, it has all the major categories and, and, you know, like waste management is expanding, whether it's renting dumpsters or whatever. You know, the bottom line, Cory and everybody needs to pay attention to this. Not every business is sexy. There are millionaires out there to have a porta Potti business, but it's a shitty business. See what it did there. See that? But there's nothing wrong with that if you just want it for prestige. And you know, what have you and the reputation that you're building? Yeah, do something that's amazing for the community that you feel great about. There are brands just like that, maybe that's homecare taking care of seniors and you know, and all that. But yeah, there are brands in every imaginable category that people don't even know. I have a business called duty calls. And it's doing fantastic. And duty calls as pet waste. Nobody wants to pick up the pet waste in their backyard. Or what was that pooper scooper as pooper scoopers? Yeah, they're, they're a great business, they made a business out of it, everybody's watched Shark Tank. And on Shark Tank, the sharks will say, well, that's not a business. It's a hobby. You know, like, there are a lot of great ideas out there. But can you make money out of franchises? So every Franchise Disclosure Document in franchising is regulated by the federal government. In every disclosure document, there are 23 items. Item number 19 Is the earnings claim. And the earnings claim. It's not required, you have an earnings claim. But it is required that that information is provided in that spot. So in that item 19, you know, brands like do calls, great numbers, but then you also have the validation piece, you have an opportunity with all great brands to talk to existing franchisees and find out, you know, would they do it again? Are they happy? And if you don't really see yourself from a cultural standpoint, if you don't see yourself with those people, whoever you're talking to as franchisees, then it's probably not the brand for you. And that's why I tell people, you'll be nervous and excited at the same time at the beginning of the process. But as you get to the end, it's kind of like that fifth date, or so. Or the sixth date when you meet the parents like meeting a corporate team, at any of the brands is when you go to a discovery day or meet the team day different brands call it different things. You know, you start to get really comfortable, and it feels really natural that this is where you need to be. Make sense. Yeah.

100% All right. I've got just a couple more questions for you. So number one, that item disclosure, you have your podcast. And on your podcast, you’ve talked to franchise owners and others but you had one specific one where you and your guests went through that entire disclosure agreement. We did. And so it's just an easy place for somebody like me that knows nothing of that to go and listen and learn, right?

Yep. Yep, Amanda's great, and yeah, Amanda and I went through, I had heard go through all 23 items. Alright, I didn't want what's that? And some of them were quick one-liners, but others are fairly deep. And yeah, we went through the whole exercise. And I always recommend that people remember, if I'm treating them like a brother or sister, I always recommend to people, you know when you're ready. If you would like a franchise attorney, I have plenty of referrals, and finance referrals, I am literally the turnkey sort of one-stop-shop for everything. Business Startup. And I routinely refer people to franchise attorneys, because they'll help you understand either thing you've missed or reading between the lines, or potentially when it comes to an addendum to a franchise agreement. And when you want to join the brand, some helpful hints of things that might make things better for you down the road.
